Well we have had the house inspected and only a couple things have come back that would need fixed (a potty is leaking, the hot water does not work in the downstairs bathroom, and a few other little things), the a/c was checked by a professional (he said it was original but looked okay at the moment), the roof was checked by a professional (he said it was replaced a couple years ago and only needs a little bit of sealing), we will have a plumber come on the 12th to do a leak check. The contract has not been signed yet, guess foreclosures take longer than regular sales.
This is the formal dining room but we are not formal people so it will be a downstairs play room.
This is supposed to be a study but I will make it a workout room because I can't imagine taking my treadmill up those stairs!

this will be the kids playroom once the entire 2nd floor is covered in carpet instead of tile
